    Staff Report by Leah Dawkins, PLAN11297

    The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Orin Herfindal for the property located at 3814 Waveland Terrace:

    A. Variance to reduce the front yard setback from 20 feet to 15.5 feet.

    Recommended motion: Approve the variance to reduce the front yard from 20 feet to 15.5 feet, subject to the following conditions:

    1. Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development;
    2. All site improvements shall be completed by August 27, 2022 unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

    B. Variance to locate a detached garage in front of the principal structure.

    Recommended motion: Approve the variance to locate a detached garage in front of the principal structure, subject to the following conditions:

    1. Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development;
    2. All site improvements shall be completed by August 27, 2022 unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

    The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the application by Tyler Ulbrich for the property located at 420 Penn Avenue South:

    A. Variance to reduce the north side yard setback

    Recommended motion: Approve the variance for a reduction of the north interior side yard setback from 10 feet to 1.7 feet, subject to the following conditions:

    1. Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development;
    2. All site improvements shall be completed by August 27, 2022 unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
