    The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the applications by Emily Erusha-Hilleque for the property located at 2105 Irving Ave S:

    A. Variance to front yard setback.

    Recommended motion: Approve the variance to reduce the minimum required front yard from 46.1 feet to 0 feet for a retaining wall not retaining natural grade, subject to the following conditions:

    1. Approval of an Encroachment Permit from Public Works for any portion of the retaining wall within the public right-of-way.
    2. Variance to develop on or within 40 feet of the top of a steep slope in the SH Shoreland Overlay District.

    B. Variance to develop on or within 40 feet of the top of a steep slope in the SH Shoreland Overlay District.

    Recommended motion: Approve the variance to allow the existing retaining wall to remain within 40 feet of the top of a steep slope in the SH Shoreland Overlay District, subject to the following conditions:

    1. Approval of an Encroachment Permit from Public Works for any portion of the retaining wall within the public right-of-way.

    1445 35th St W, Ward 10

    The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the application by Annie Fontaine for the property located at 1445 35th St W:

    A. Variance of the accessory dwelling unit standards for separation between principal dwellings and accessory dwelling units.

    Recommended motion: Approve the variance to the development standards for accessory dwelling units to reduce the minimum separation between a detached accessory dwelling and a principal structure from 20 feet to 9.25 feet, subject to the following conditions:

    1. Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development.
    2. All site improvements shall be completed by March 19, 2022, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

    4129 Drew Ave S, Ward 13

    The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the application by Eric and Chelsea Eul for the property located at 4129 Drew Ave S:

    A. Variance to the south interior side setback.

    Recommended motion: Approve the variance to reduce the required south interior side yard from 5 feet to 3 feet, subject to the following conditions:

    1. Approval of final site, elevation, and floor plans by the Department of Community Planning and Economic Development.
    2. All site improvements shall be completed by April 9, 2022, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.
    3. The applicant shall submit an erosion control plan along with the building permit application demonstrating best management practices.
    4. Erosion control measures shall be implemented prior to construction and shall remain in place until construction is complete.

    The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the application by Vicki T. Olson for the property located at 5645 Dupont Ave S:

    A. Variance to reduce the corner side yard setback.

    Recommended motion: Continue the variance to reduce the minimum required corner side yard from 8 feet to 1 foot 9.375 inches to construct an expanded deck.

    The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the application by Heather Hansen for the property located at 1500 W 56th St:

    A. Variance to reduce the required front yard from 25 feet to 15.7 feet.

    Recommended motion: Approve the variance to reduce the front yard setback from 25 feet to 15.7 feet to construct a second story addition, subject to the following conditions:

    1. Approval of the final site, elevation, and floor plans by the Department of Community Planning and Economic Development;
    2. All site improvements shall be completed by April 9, 2022 unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.

    The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the application by David Epstein for the properties located at 3201 46th Ave S.

    A. Variance to the floor-area-ratio.

    Recommended motion: Deny the variance to increase the maximum floor area ratio of a single-family home from .5 or 2,500 square feet, whichever is greater, to 0.66.

    410 4th St NE, Ward 3

    The Department of Community Planning and Economic Development recommends that the Zoning Board of Adjustment adopt staff findings for the application by Joe Mersch for the property located at 410 4th St NE:

    A. Variance to the required interior side yard.

    Recommended motion: Approve the variance to reduce the minimum required interior side yard on the northwest side from 6 feet to 5.85 feet, subject to the following conditions:

    1. Approval of an application for administrative site plan review and final site, elevation, and floor plans by the Department of Community Planning and Economic Development.

    All site improvements shall be completed by April 9, 2022, unless extended by the Zoning Administrator, or the permit may be revoked for noncompliance.

    Recommended motion: Deny the variance request the street-level retail standards.
