Recommended motion: The City Planning Commission accepts the return of the conditional use permit to allow a new automobile sales use.
B. Site Plan Review.
Recommended motion: The City Planning Commission accepts the return of the site plan review for a new automobile sales use on the property at 501 Royalston Avenue.

A. Rezoning.
Recommended motion: The City Planning Commission recommends that the City Council approve the petition to rezone 3410 42nd St E from R5/Multiple Family District to C2/Neighborhood Corridor Commercial District, retaining the BFC6 Corridor 6 Built Form Overlay District.

City Staff: Janelle Widmeier, Joe Bernard, Jason Wittenberg, Andrew FrenzThe Department of Community Planning and Economic Development recommends that the City Planning Commission and City Council find that obtaining consent signatures for the rezoning of properties from residential to commercial in the land use rezoning study would be impractical and further recommends that the City Planning Commission and City Council adopt staff findings to amend Title 20 and Title 22 of the Minneapolis Code of Ordinances, as follows:
A. Text and map amendments to Title 20, Zoning Code, to implement the land use policies of Minneapolis 2040, including repealing all existing chapters within the Zoning Code, establishing new zoning chapters and zoning districts, and replacing citywide primary and overlay district maps accordingly.
